April 2026 | Glenbrook has officially completed Podium, their new 440-home Build to Rent (BTR) development at Lumina Village in Trafford, signifying a major milestone for the wider regeneration of the former Kellogg’s headquarters site.
Delivered alongside funding partners Moorfield Group (‘Moorfield’) and Greater Manchester Pension Fund (‘GMPF’), and main contractor Domis, the scheme has already welcomed its first residents within the first week of completion, a strong reflection of demand for high quality rental homes in this part of Manchester. Podium comprises one, two & three-bedroom apartments plus three & four-bedroom townhouses, and a central public realm, ideal for young families and professionals.
Podium is Glenbrook’s fifth completed development in Manchester, following Trilogy (funded by Moorfield), Duet (also funded by Moorfield), Vox and High Definition, representing another key step in the company’s continued growth and delivery across the UK. Podium marks the fourth completed BTR development with Moorfield as the funding partner.
Set within the wider Lumina Village masterplan, the scheme forms part of Trafford Council’s Civic Quarter Area Action Plan, an ambitious 120-acre regeneration area that will deliver around 4,000 homes, 540,000 sqm of commercial space, alongside new infrastructure and public realm for all residents.
The wider Lumina Village development continues to take shape, with Caddick Construction currently delivering an adjacent 199-home affordable housing phase on behalf of Clarion Housing Group, providing a mix of Shared Ownership and Social Rent.
Stuart McCrone, Projects Director at Glenbrook, said:
“We are delighted to have completed and handed over Podium at Lumina Village to our funding partners at Moorfield. This our fourth project with Moorfield, which is testament to the relationship that we have built with them over the past 12 years. Domis have delivered an excellent project for us which was delivered ahead of programme. This was our first project with Domis and we are already in advanced talks with them to deliver our next project in Manchester.”
Matthew Smith, Head of Operational Asset Management at Moorfield Group, said:
“Podium builds on our strong track record of funding and managing market leading build to rent developments that prove highly attractive to both consumers and institutional investors. The high quality homes delivered will help meet a pressing housing need while also contributing to a wider regeneration of the area, and we are pleased to celebrate its completion.”
Karl Dobson, Project Director and Lumina Village Lead at Domis, said:
“Completing Lumina Village is a huge achievement and a moment of real pride for everyone who has worked on the scheme over the last 2 years and 3 months. As one of Trafford’s most ambitious developments to date, it has demanded a huge amount from the Domis site team, our wider Group businesses and our supply chain partners, all of whom have played an important role in getting us to this point. There were challenges along the way, as there always are on a project of this scale, but the commitment shown throughout has been exceptional. We are proud to have delivered this scheme alongside Glenbrook and to have helped bring forward a development that will leave a lasting mark on Trafford.”
